The Selling Journey

A properly prepared home can make or break a house sale. This time is spent discussing competing properties, what is/isn't selling in your neighborhood, and determining the best strategy to make your home shine above the competition.

House prep begins! This can include repairs, house upgrades (lights, appliances, door knobs, etc), painting of the interior and exterior of the house, landscape refresh, a very deep clean, window washing, staging, and preparation of seller disclosures. All of this is done with an agreed-upon budget and trusted vendors.

As your home is being prepared, Susan will begin to network with other agents who may have a buyer for your house and possibly add your home to the "coming soon" section of the MLS, if this is appropiate. This time will also include photography, videography, drone photography, and 3D home tour with floor plan. Flyers, a personal property webiste, email campaigns, social media campaigns, and broker and public tours are also all prepared for launch day.

The day is here and your home is live on the Multiple Listing Service and will now syndicate out to over 200 domestic and global syndicate websites. These include zillow, realtor.com, homes.com, trulia, 99acres (India), Fang.com (China), Juwai.com (China) and the duPont Registry. Along with this, social media ads run on multiple of the top sites domestically.

Two days of open houses are usually planned and Susan will host these herself to help sell the benefits and postivies to prosective buyers. Susan also hosts one day of broker tour for local agents to tour the home. This is a great opportunity for those who work around your home to be able to tour and ask questions.

Depending on interest levels, we may set an "offer day" where we will review all offers on your home at one time. This is where Susan really shines with her strong negotiation skills and ability to spot potential issues with a contract, keeping your home sale on track to closing from the very start and getting you the 'highest and best' offer. She calls all the lenders and insurance agents to assure the potential buyer of your home is a solid candidate.

Susan will keep you updated on the progress of the earnest money deposit, escrow and title progress, appraisal, lender progress, property maintenance, buyer's walk through, loan funding and county recording. She checks in often to make sure all is on track to close on time and assure you experience a smooth transition to the new owners.

Even after the sale of the home and you have received all your proceeds, Susan is not quite done. If you have questions after the sale, she is always just a phone call, text, or email away!
